LEAKS & DAMPNESS
Water penetration into buildings can be challenging to resolve. The position water is showing within the structure may well not be at the area of penetration.
- Roofs are usually the most troublesome area and may be the result of poor design, inadequate flashing, inferior quality felt membrane or where sunroom roof panels may have moved.
- Penetration can occur during driving wind and rain or gentle rainfall over a longer period of time, creating a challenging task.
- Poorly constructed walls, flooring and associated damp-proof membranes or the use of porous materials.
With professional assessment and remedial works, all of these areas of water penetration should be appropriately treatable.

ROOFING
This is an area where numerous problems and, not least of all, leaks occur.
- Conservatories and glazed sunrooms are the most common structures to experience these problems. Poorly designed or inadequate materials substantially account for problems. There are several ways in which this can be addressed and resolved.
- Polycarbonate or old inefficient glazing replaced with the latest Toughened Heat Reflective and Retentive 'A' Rated Low-E Toughened Glazing. These should be manufactured to high specification standards and, where appropriate, include Easi-Clean
- You may wish to choose Leather Grain Thermally Efficient Panels with a wide range of colours.
- The options above apply if the main roof structure is in good condition and can be retained.
- When a roof structure has substantially deteriorated or is of poor design, this can usually be completely replaced whilst maintaining existing side elevations.
- If glazing in the sides is not to the latest Heat Retentive 'A' Rated Low-E Glass units, you may well choose to have these replaced at the same time as roofing works.
Tiled Roofs
It has become increasingly popular to replace existing old-style roofs with a tiled option.
These will be a fully insulated warm roof with a vaulted ceiling and the option of downlighters within, thereby creating much more of an extension than a conservatory garden sunroom.
- Whether your existing base is rectangular or octagonal, you will often have the opportunity to construct an insulated flat warm roof onto the existing side elevations and introduce an attractive glazed lantern. Thereby achieving a very popular orangery design.

TIMBER STRUCTURES & WINDOWS
It is amazing how selected and appropriately treated good quality timber can substantially withstand the passage of time and even be seen in Victorian properties.
However, many timber frameworks, albeit to categorise as a hardwood, can enjoy a very short life span even with regular painting or staining.
The end grains, which probably have been barely treated, are the main areas where rot begins. If not addressed at the very earliest stages, it will spread to the remaining timbers.
Depending on the original quality of timber used and its initial treatment, a skilled professional may be able to achieve roof restoration in Christchurch.
To establish whether this is achievable, you or your chosen tradesperson will need to be rather aggressive with an appropriately sharp-pointed tool so that every area that has rotted can be fully restored with the latest materials and then re-painted.
RESTORATION OF TIMBER STRUCTURES
Many timber conservatories have roofs which have substantially deteriorated. Albeit, the sides may have faired much better.
Glass panels may have been in place with timber beading, which is unlikely to substantially withstand the passage of time in this extremely vulnerable position.
The good news is that many older conservatories can be efficiently restored once substantial seasoned timber has been used for their roof construction.
When the old glass and timber beadings have been removed, the opportunity may well present itself to prepare the timber rafters for the introduction of a substantial painted Architectural Aluminium capping system to secure in place new Heat Reflective & Retentive High Specification Glazing.
What may have looked like a lost cause can often be substantially restored and upgraded without a complete demolition and rebuild.
Timber side frames, so long as the best quality timber, joinery and painting have been used, may well have not unduly suffered the vagaries of time as within a roof above.
In many cases, any minor timber deterioration can often be restored, and the framework in that area can be thoroughly re-stained to substantially extend its life expectancy.
You may well wish to choose new Thermally Efficient Heat Reflective Glass Sealed Units to transform not just the appearance of your conservatory sunroom but agreeably re-create and restore a much more comfortable room. One that can now become a far more comfortable room within your home to be used in all seasons.
If the timber side frames are of a substantial design and cross-section, they may very well lend themselves to a tiled warm roof with a vaulted ceiling, plastered and with downlighters.
Depending on the configuration, you may also be able to choose a flat roof with a glazed lantern, thereby completing an overall restoration and achieving a splendid orangery design on your home.
Tiled roofs are an especially vulnerable area of any property or structure. Whilst there are certainly low-standard clay and slate tiles, it is clearly important that they are secured professionally.
There are many tiled roof properties in extremely vulnerable areas along coasts, on the sides of hills, together with valleys and other areas where extremely strong wind vortexes can occur.
The most thorough research is needed to fully establish the physical reasons why tiles have become dislodged, even if only in one or two areas.
The damp weatherproofing membrane beneath the tiles may have deteriorated for all of the obvious problems that will create, and not least of all, lead to rotting timber rafters below.
Some or all of the timbers may require restoring or replacing.
There may be opportunities to carry out localised repairs and restoration where tiles have been damaged or come adrift. Again, it may be wise to recommend a fairer and professional appraisal by a long-established roofing specialist company and use it in association with a professional surveyor. If this is put in place, then you should not have any battle with your insurers, and they clearly will not want ‘paint over the cracks’ restoration only to receive another claim from you after the next storm.
Whilst membership of various federations or similar may be a good initial port of call, by far the best security for yourself would be substantial and genuine references, whereby you are given full opportunity to research their validity in every respect.
LOFT CONVERSIONS
While talking to others, you may well hear the expression, ‘You lose a room to gain a room’; access is clearly required to a third or second floor if you are in a bungalow and desire an additional room within your property. These are justifiable words of caution, as you may well construct a splendid and comfortable ‘room in the cloud’, as many people have done. Be sure the layout of the architecture of your home fully lends itself towards ‘not taking from another’. Many properties, however, do have opportunities for stairs, sometimes spiral, to gain access to the new room.
On limited occasions, a knotted rope or fireman’s descent might suffice, but whilst a lot of fun is not necessarily practical.
Loft conversions are exceedingly popular. If your property is suitable for this construction with your roof void, it may well prove to be an exceedingly popular and interesting character room.
If your property is suitable for this construction within your roof void, it may well prove to be an exceedingly popular and interesting character room. Should you be planning a study, extra bedroom home cinema or maybe to establish a special train track and station layout – in competition with Rod Stewart or Jonny Cash, do plan very carefully for its introduction to your home in every respect and not least of all if you ultimately put your property on the market to sell.

Frequently Asked Questions
Most certainly not. If you have deep pockets and a country mansion, then most certainly your ultimate project may cost many thousands of pounds. There are however opportunities to purchase a superb Orangery design which fulfils all your needs at prices which many people are able to purchase when a high budget is not desired.
There will be no greater needs other than an appropriate foundation, depending on supporting soil stability and the percentage of solid walling within the side elevations. Generally speaking, there should be absolutely no further requirements if you were adding a standard extension to your home.
Whilst any traditional thinkers would wish to have a low dwarf wall and small glass panels, there is a big move towards glass to ground and very large glazed panels even up to 2 metres in width. You may however wish to have brick or stone columns but do fully consider not just outward appearance but looking from within and if these might interrupt your view of the garden and surrounding countryside.

The concept of an Orangery has changed over the years and in the beginning gained its name as a protecting glass structure where citrus fruits could be grown. There is a very special light, bright and warm area within a glass building was appreciated and many became lavish glazed palaces on country estates, where sumptuous dining and balls could be held. In modern times, the general perception of an Orangery is structured with a fair amount of glass in the side elevations onto which is constructed a flat roof, albeit with one or more glazed lanterns.
